In the Australian Capital Territory, all homes must be fitted with a working smoke alarm that complies with AS3786:2014 on every floor of the home.

Legislation changes have occurred over time to ensure every new property built is up to the new building code and smoke alarm recommendation of having interconnected smoke alarms throughout the property so that when one sounds, they all sound.

Homes built after the 1st of August 1997 require hard wired smoke alarms installed in the property and any residential property that undergo any major renovations requiring a permit, must have a minimum of one smoke alarm on each level connected to mains power.

Homes built before the 1st of August 1997 before the NCC code may use hard wired or battery-operated smoke alarms that comply with AS3786:2014. Where possible, smoke alarms should be connected to mains powered and interconnected for ideal fire protection. It is recommended that battery operated smoke alarms should have a 10-year sealed lithium battery.

All properties built after the 1st of May 2014 or have undergone major renovations, or extensions must have smoke alarms that are connected to 240 mains power and be interconnected (where there is more than one) so that when one sounds, they all sound.

All leased properties must be fitted with smoke alarms approved to AS3786:2014 by the 24th of August 2018.

Landlords must:

    • Ensure smoke alarms that comply with AS3786:2014 and comply with all regulations before a tenancy agreement is signed
    • A smoke alarm is installed on every floor in the building
    • Alarms are installed between the bedroom and the remainder of the building

Tenants must

    • Replace the smoke alarm batteries when required
    • Test the smoke alarm annually in line with ACTF&R recommendation.
